Budget & Timeline

Every project begins with a realistic working budget. Timelines range from 2 weeks to 6 months, with most projects completed in approximately 3 months. Our structure prioritizes momentum, clarity, and follow-through.

Project Fee + Budget Extensions

Our project fee is $10-$50 per SQ foot, based on scope and complexity. This covers design leadership, project coordination, procurement oversight, and execution. This replaces traditional hourly billing. Additional 30% markup on goods and services.Clients typically remain 20% below retail due to buying power.

All-In Turn Key - Fixed Fee

One all-in numbers established upfront.Full execution control once scope and aesthetic are approved.Ideal for 2nd homes and investment properties.

Ongoing Work (Change Orders & Small Based Work)

Billed hourly ranging from $75-$300 per hour, from procurement to design. Additional 30% markup on goods and services.
